More is being built across Greenville right now than at almost any point in its history, and most people driving past it every day have no idea how much is coming. This isn’t a few apartment complexes. It’s a wave of projects big enough to change where people live, where they gather, and what the city itself looks like within a few years.

Here are the ones actually reshaping the Upstate.

Downtown’s biggest transformation is County Square. The city is investing roughly $1.1 billion in the old county government campus near the West End: 3,000,000 square feet of offices, retail, restaurants, a hotel, hundreds of homes, and parks, all tied to the Swamp Rabbit Trail. Whole Foods is confirmed, a rooftop movie theater is in the plans, and it’s already underway: roads rebuilt, a parking garage rising, and the first townhomes breaking ground. On the map, it knits Augusta Road, the West End, and downtown into one walkable stretch, and if you own nearby, expect your value to follow.

Less talked about, but just as big, is the Bolden Street District along Laurens Road. Ninety underused acres are set to become a second downtown: over 1,000,000 square feet of shops and offices, thousands of apartments, tree-lined streets, and parks beside the Swamp Rabbit Trail. Built by Verdae Development and backed by Hollingsworth Funds, it breaks ground this year near Verdae Commons Drive. At 90 acres, it’s a 10-plus-year build, which is exactly why it’s worth watching now, before the rest of the city catches on.

Over in Mauldin, a new stadium is anchoring BridgeWay Station. It’s the home of the Greenville Triumph and Greenville Liberty soccer teams, seats about 6,300, and is built for concerts, festivals, and community events, not just games. Better yet, it isn’t dropped in a parking lot. It sits inside a walkable mix of shops and restaurants that’s already drawing crowds, and a magnet like this tends to lift everything around it.

Downtown’s arena is leveling up too. The Bon Secours Wellness Arena is getting a $282 million renovation, funded by the county earlier this year, headlined by a new outdoor amphitheater seating around 6,600, the first venue that size downtown. The goal isn’t just a bigger building; it’s a campus that’s alive year-round and a city that competes for touring acts alongside Raleigh, Richmond, and Atlanta. For nearby neighborhoods, that energy tends to lift home values.

The skyline changes next. At 250 North Church Street, on the old Memorial Auditorium site, a 29-story tower called Gracie Plaza, now the Gateway Project, is under construction. Once finished, it’ll be the tallest building in South Carolina, taller than anything in Columbia or Charleston, with more than 300 apartments, retail, and a public plaza at the downtown gateway off 385.

The most important part: this isn’t only a downtown story. Growth is spreading across the whole Upstate, into Greer, Simpsonville, and Fountain Inn, each with its own growth story. It isn’t just housing, either. Isuzu is building a $280 million truck plant here that’s expected to bring more than 700 jobs when it opens in 2027, the kind of investment that fuels a region for years. Different towns, different price points, all rising together.
