Every time I help someone move to Greenville from out of state, the same thing happens. They settle in, and then a few things about living here catch them completely off guard. Nobody mentions any of it until it’s already a problem.

Some of those surprises are great, but one can quietly cost you thousands if you don’t know about a simple form. And a couple are worth asking about before you buy, not after.

So let me get ahead of them for you.

You have to file a form to unlock the low property taxes. South Carolina has some of the lowest property taxes in the country. A home that runs $5,000 to $10,000 a year up north or out west might land closer to $3,000 here. But when you buy, the state defaults you to the higher rate meant for second homes and rentals.

To get the low one everybody talks about, you have to apply for the primary residence rate. Skip that form, and you’ll overpay by thousands for the year. Nobody hands it to you, so it’s one of the first things I handle for my clients.

The state taxes your car every year. Most places don’t have vehicle property tax, so it blows people away. It’s separate from anything you paid when you bought the car, and you can’t register or renew your tags until it’s paid. Every year the county bills you based on what the car is worth. It’s minor on an older or paid-off vehicle, but I’ve had clients show up with two newer cars and get hit with it right in the middle of an already pricey move. If you’re bringing newer vehicles, budget for it.

Your utility bills will probably surprise you in a good way. Folks coming from higher-cost states tend to brace for big bills and then relax. A typical house here runs a couple hundred a month for the basics. Power climbs in the summer; our Carolina heat is no joke, but the water bill is usually reasonable compared to where most people are coming from.

One quirk: Greenville isn’t one single utility system. Depending on where you land, your power, water, and trash might all come from different providers, particularly outside the city limits. I help clients untangle that before they buy.

A Greenville address doesn’t promise city water, sewer, or a slab foundation. This one’s less about money and more about knowing to ask. The further out you go, the more likely you’ll find a home on well water, a septic system, or both, common in Travelers Rest and the outer towns. Most homes here sit on a crawl space instead of a slab too, which throws a lot of my clients from Florida, Arizona, or California.

Crawl spaces need moisture control and sometimes encapsulation, and our climate is friendly to termites and carpenter bees, which is why termite bonds show up in so many sales. None of it is a deal breaker; it’s just a different list of questions, and I make sure we ask them before we’re under contract.

HOAs here are much easier to live with than you fear. This is the one people dread most, especially coming from Florida or California with real HOA horror stories. So relax. Around Greenville, HOAs are generally more laid-back and cheaper. A few neighborhoods are stricter, sure, but one of the priciest HOAs I know of here, in a high-end area, runs about $250 a month, and plenty of folks come from places where you’d struggle to find one under $400.

On top of that, many great neighborhoods here have no HOA at all, which surprises people from parts of the country where that’s basically unheard of.

Put it all together, and none of these are things people warn you about, but each one shapes how smoothly your move goes.
