There’s a lot to love about new construction in the Upstate right now. There’s also a lot that buyers don’t find out until they’re already deep into it, when the choices have hardened, and the contract is signed.

Start with the builder. National names like D.R. Horton, Lennar, and Meritage build at scale across the Upstate. Systems in place, quick timelines, finishes off a set menu, and pricing that most local shops can’t touch. The regional and smaller custom builders, including Mungo and Eastwood, work differently. You get room to move on the floor plan, more land under the house, and someone who actually knows your name.

Neither one is better, they’re just different. It depends on your budget, when you need to be in, and how much of this you want to be involved in. Either way, find people who closed with that builder in the last year and ask them how the warranty period went, not just whether the house is nice. A well-built home you spend a year fighting over is still a year of fighting.

Incentives are where most buyers leave money behind. Right now, that means closing costs, buydowns, and sometimes upgrades. I’ve watched people save real money on timing alone. The builder is funding those incentives, so they route them through their own lender, which can do things an outside bank can’t. Get an outside quote anyway. You’ll probably still take the builder’s, but you’ll have taken it deliberately. And pay attention to the calendar. Builders are chasing quarterly numbers, so the last few weeks of a quarter are where the room is.

Build on your own land. This gives more room, more quiet, and a floor plan you picked rather than one that happened to be available. Something close to custom without paying custom. Different process, obviously. The lot has to work, the soil has to test out, utilities have to reach it, and permits have to come through. A builder who does this regularly handles all of that. If you own land you’ve been sitting on, call me. This is usually simpler than people expect.

Model homes exist to sell you things. Everything in there is upgraded, and almost none of it is standard. Ask what the base price includes, then ask what each upgrade adds. Two houses listed at the same number can be nowhere near each other.

You’re buying the community, not just the house. That community isn’t done. Ask how many phases are left, what’s still coming, and where it’s going. Some of these turn out beautifully. Others have been on a job site for three years. Talk to the sales rep, study the site plan, and drive the neighborhood at eight in the morning and again at six at night.

The tradeoffs are worth naming. Nothing is worn out, nothing was neglected by the last owner, and the warranty covers the early years. But dates move, upgrades add up faster than you’d guess, your neighbors may be framing crews for a while, and if the builder discounts new inventory after you close, your resale takes the hit.

Hire your own inspector. A dozen subcontractors touched this house, and things get missed even by good builders. That’s not an insult to anyone. It’s a few hundred dollars to find problems before they’re yours. Get in before the drywall goes up if you can, and walk it again right before closing.

New construction in Greenville is worth being excited about. The buyers who come out ahead are just the ones who knew how it worked going in.
